  • Inquiries & Guests Interactions

It might be early in the morning on a weekend, or the middle of your workday, but inquires and guests will ping you anytime, any place and we are here to handle the interactions. Most short-term rental platforms rate hosts on how quickly they respond, and we pride our selves as being rated as “in a few minutes” on Airbnb response timing. We vet groups that are staying, answer questions, remedy minor problems during the stay, and follow up with guests for positive guest reviews.  

  • Listing Creation & Management

First impressions are everything, and your listing is the one shot you have to convince a group to stay with you versus another location. We create your listing from scratch or fine tune your existing one to squeeze every drop of potential bookings out of it. Since you will also be getting advice from us on how to improve your house and rental experience along the way, the rental will always be changing and require listing updates, which we will always stay on top of and handle.

  • On Site Visits

Each visit, we diligently inventory supplies and amenities, ensuring that everything is stocked and in optimal condition for your guests. We also perform detailed maintenance checklists, identifying potential issues before they escalate. From checking HVAC systems to inspecting plumbing and electrical fixtures, we leave no stone unturned in maintaining your property's functionality. Our team makes insightful observations of the home's overall condition, identifying any areas that may require attention or enhancement. The frequency of these visits ranges from every 10 to 30 days, depending on the time of year and current booking schedule. This proactive approach ensures that your property remains in peak condition year-round, providing an unparalleled experience for both you and your guests.

  • Long-term Rental Management

No matter where your house is located, there is a peak season and a slow season. We always recommend a required minimum stay of two nights when it comes to the peak season, but that doesn’t always work when the area slows down. We can restructure your rental rates and offer different date ranges to get the slow seasons booked up. In many cases we will even list the house on the realtor Multiple Listing Service as a monthly or seasonal rental to generate some revenue in the slow periods with long term stays.

  • Profession Photography

Good photos make the difference, and we don’t mean using your new iPhone. Once you sign with Wanderlust Realty, we send in the professionals to get high resolution photographs. If the house has multiple busy seasons, we will be to the house to get a variety of photos during all of them. If you have an expansive property, and it justifies drone work, don’t worry, we’ll take flight and handle that too.

  • Online & Social Media

The more places a listing is seen, the better chance it has to book. Wanderlust Realty will give your listing an exclusive section on our website with a direct link to book (Coming Summer 2023). We will also be posting periodically on our Instagram which garners thousands of views for users in the northeast.

  • Repairs & Maintenance

A leaky faucet, broken refrigerator, clogged gutter, or who knows what mysterious problem short-term rentals will bring about. Things breaking is just part of the process and something that usually needs to be remedied immediately. Wanderlust Realty doesn’t have in house staff for everything, but we make sure we have a talented team of contacts ready to go in your area to dispatch the right person to fix the job correctly and efficiently.

  • Groundskeeping & Utilities

It’s not just enough to schedule the grass to get cut and the driveway to be plowed. We make sure they’re doing the job right and not interfering with your guests' experience. Our management team makes sure your providers and service companies are paid on time, not over-charging, and are doing what they were hired to do. In the event that a unique service needs to be scheduled, like tree cutting or furnace servicing, we handle it.

  • Cleaning & Turnovers

The time between guests is just as important as the time they are there, and when it's busy, that isn't always much. We manage your post-rental cleanings to make sure that the next guests have fresh linens, towels, supplies and an overall amazing experience when they show up. We can work with your current cleaner, or source our own to schedule turnovers over a month in advance.
