Our comprehensive property management services include everything from educating property owners, to facilitating contractors for repairs and maintenance. Some owners might be new to short term rentals, and you may or may not care to learn about them, but if you do, included in the services is information on why we do things the way we do things. Real estate and your rental amenities are always evolving, and with them, we make sure your listings stay up to date with accurate photos and information. We schedule cleaner's weeks in advance and edits the schedule regularly to never miss a turnover. Frequent property visits allow us to inventory supplies and test our utilities to make sure the house is always stocked, and always functioning properly. We run your properties just the way we have ran our own for over 10 years.
A: We do not stop by properties before and after every guest or weekly. In some cases, we hope places are booked so often that this is not even possible. We work closely with cleaners, trade professionals and others to make sure the house is continuously upkept and not only operating properly but in good condition and cared for.
A: While we handle it all we are not the trades professionals. We do not do carpentry, paint, cut grass, plow driveways, spray pests, plumb or do electric in-house. Think of us as the conductor of an orchestra, we do not play the instruments, we make sure the music is played properly. This includes coordinating with our maintenance and utility companies to make sure everything is scheduled around your bookings, and that you’re getting the best deals.
A: Wanderlust Realty works on a basis of gross revenue percentage, meaning we only make more money if you make more money. The service includes all of the items listed above and does not account for paying vendors, service providers, cleaners and maintenance related invoices. Because there is a scalable aspect to the labor involved, we tier our fee based on the estimated revenue from the listing as outlined below:
